Legal Requirements for Short-Term Rentals
Short-term rentals in Colombia are regulated, and failing to comply with the law can result in fines or restrictions. Here’s what you need to know:
National Tourism Registration (RNT): If you rent your property for short stays through platforms like Airbnb, Colombian Law 2068 of 2020 requires you to register it in the Registro Nacional de Turismo (RNT). The process is online, takes about five days, and must be renewed every year.
Guest Registration Card: Once registered, every guest must be documented using a Tarjeta de Registro de Alojamiento, which helps authorities monitor visitors and ensure compliance with tourism regulations.
Condominium Rules Matter: If your property is part of a condominium (propiedad horizontal), short-term rentals must be explicitly allowed in the public deed (escritura pública). If not mentioned, the administration can prohibit short-term rentals and deny guest access. However, stays over 30 days cannot be restricted.
Mandatory Liability Insurance: Since January 2022, all short-term rental operators must have civil liability insurance to cover risks such as damages or accidents involving guests.
Administrator Reporting Obligations: If a short-term rental is conducted without proper authorization, condominium administrators must report it to the Superintendence of Industry and Commerce (SIC). Failure to do so may result in fines of up to three minimum wages.
